Things are moving so fast with tech these days, it can be tempting to let it fly by while doing things the same way you always have. Terrible idea. Big structural changes are afoot so ignoring AI is not going to work for very long!

Zillow is now built right into ChatGPT!

Buyers can hop into a conversation with ChatGPT and ask it::

“Show me homes for sale near Jefferson Elementary in North Tacoma.”

Or

“Bring up some houses with fenced yards and sunset views in University Place.”

Instantly, ChatGPT pulls matching Zillow listings—INSIDE THE CHAT. No more jumping between tabs, scrolling endless filters, or squinting at maps. AI does the stuff.

But there is an important caveat: ChatGPT can’t see everything.

It only knows what’s written in the public facing MLS remarks… the listing description—bedrooms, baths, price, address, and whatever the listing agent actually typed into that field of 750 characters (including spaces).

Chat can’t interpret photos, captions, or video tours. If a home’s best features aren’t described in words, they might as well be invisible to AI search. That’s a pretty big deal.

Because as buyers start asking ChatGPT to find homes, it’s the listings written with care and precision that will rise to the top.

We have always thought about who the likely buyer is and what will attract them to the home. Very often it is the same set of features that attracted the seller to begin with. That is important work and allows the Broker to craft the listing description with intent—highlighting the unique selling features, and using the right keywords to make sure it’s found by both humans and AI.

Sure… I LOVE a description that evokes a feeling, but it is suddenly important to balance that with maximizing searchable features, which may read more like keyword stuffing. It is our job to strike the right balance. At the end of the day, homes only sell when buyers see them.
