The time it takes to sell your home depends a lot on pricing, preparation, and current market conditions, however. If you and your listing agent nail the Goldilocks price—not too high, not too low, you are likely to sell pretty quickly in a seller’s market like we have been in.  

I made a video about how to know if we are still in a seller’s market whenever you might be reading this. The average time on market goes up as we approach a balanced market, and even more as we get into a buyer’s market, as the video explains.  

But in a relatively good market, a well-prepped, professionally photographed, and broadly marketed home can attract serious buyers quickly, sometimes in just days or weeks. If the price misses the mark or the presentation doesn’t shine, you could be looking at a much longer timeline with price drops along the way.

Bottom line: With the right pricing strategy, show-ready presentation, and an agent who’s aggressive about marketing and communication, you’ll probably sell faster and for a better price than if you just list it with an attitude of hoping for the best.
